1. What happens if I don’t pull a Building Permit?

The job may be shut down and the permit fee doubled as well as additional fees until a permit is in place. Also, refer to the Question related to when selling your house, etc.

3. What do I need a Building Permit for?

Any structural change or when the ceiling, walls, or flooring are opened. As well as creating new structures, rooms, etc. Electrical and Plumbing permits may also be required, regardless of a building permit. If in doubt, please call the office to discuss further.

4. If I’m considering an “In-Law Apartment” do I need a Building Permit?

Yes, Westborough may also consider this as an Accessory Dwelling Unit. Please call the office to discuss further with an Inspector.

5. If I’m adding or converting an existing room to a bedroom, do I need a Building Permit?

Yes, due to life safety and potential septic/sewer purposes.

6. Do I need a Building Permit for a party tent?

Yes, if the tent is over 400 square feet. There are some exceptions, please call the office and speak to an Inspector to verify.

7. How will I receive my Building Permit?

You will receive an email that your Building Permit has been issued and is ready for pickup. The card must be picked up and posted on the job site before work or inspections may begin. Failure to do this could cause fines as well as re-inspection fees.

9. Can I begin work once I submit my application?

Only with verbal or written authorization by the Building Department Staff.

10. Can I store my unregistered vehicle on my property?

Only one unregistered vehicle may be kept on your property.

11. Do I need a permit for a shed?

Any shed greater than 200' square feet requires a permit. For Sheds under 200' square feet refer to the Shed Requirements tab on our webpage to complete a registration form and location map which requires no fee.

12. Why is it important to get a Building Permit?

For the benefit of the homeowner upon the sale to show that all work has been completed to code. If permits have not been pulled and the work is not able to be properly inspected, you may have to open walls to allow for proper inspections.

13. When does a retaining wall need a permit?

Anytime the wall is 4 feet or more.

14. Does a kitchen or bathroom remodel require a Building Permit?

Yes, a Building Permit is required if you are doing more than just changing out cabinets, countertops, shower/tub, toilet or sink then only Electrical and Plumbing permits are required. If in doubt, please call the office.

15. Is a building permit required for replacement windows/doors/roof/siding?

Yes, a Building Permit is required for these types of projects.

16. How do I schedule a building inspection?

By calling the Building Department, we require a 24-hour notice and accommodate same-day requests, when able. Our hours are Monday, Wednesday and Thursday 8 am to 5 pm, Tuesday 8 am to 8 pm, and Fridays 7:30 am to noon.

17. Does an in or above ground swimming pool require a Building Permit?

Yes, any structure that contains water over 24 inches in depth is a private swimming pool and requires a Building Permit. This includes in-ground, above-ground, and on-ground swimming pools, hot tubs, and spas. Fence requirements vary, please call the office for further clarification.

18. Is a permit required to install a fence on my property?

Any fence over 7 feet requires a Building Permit.

19. Where can I find a map or plot plan of my property?

If the Building Department has one on file, you may find it in LaserFiche our digital file portal.
